Hey River Sava, thank you for sharing your thoughts from what I saw in the last few weeks in Springfield, are properties that needs total rehab, I hoped to go for cosmetic rehab :) but to add value is something that really important for me. however, I'll dig deeper around those areas, thanks again

While no properties actually flooded, the entire area was a disaster - roads destroyed, rescues, loss of power, and loss of safe drinking water than lasted for two weeks.

What concerns me most is that statement: "I have yet to have a conversation with a seller"Here's the truth: It'll probably take talking to 50-100 prospective sellers before you even have a shot at getting a deal.You don't get to change that.You do get to decide how long you'll take to get those conversations completed.Reach just 1-2 sellers per week and it'll take you a year or two before you get a deal.Reach 10 sellers per weekday, and you'll likely get a deal within a month!

We were able to work a deal in the last 2 weeks before it was finalized, we had to pay the max amount of interest for back taxes and water bills and liens on the property.

We have stared the project about a month ago, completely new interior including adding new HVAC all new electrical, flooring, cabinets, tops and so on along with new driveway exterior paint and some siding.My contractor is also an investor, so we were lucky there, good insight to share and also, he has lots of leads for renters.But he is NOT a good photographer LOL. here are some progress pictures .Also, I will like to share that we are closing on one more single-family property early next week and we have a duplex under contract._________________________________________________________________________________________________________________________________________10/12/2024.
