My biggest hope is that this encourages states to release the assistance faster.  

I have not heard that and just checked our state press release page after reading your post and see nothing noted about creating a new eviction moratorium there. please post a link to the I fo you are referring to.

I am skeptical the state was holdiing the $ and dragging its feet in releasing funds to landlords because no evictions could take place.

@Matt Stricklen - many of our properties are re-leasing at a 30% rent increase over 2019/2020 rents.

The buyer also signed a contingency release which has similar language.

I released the unit thinking I was helping the buyer and also did it to avoid a situation where the sale fell through and the unit sat vacant.
