Seriously, to the point I had to wear a mask to breathe in the house... 5 rounds of floor cleaner later, it was finally done and we have A+ tenants in there now!

Personally, I wouldn't do the peel and stick,  unless you're really going for the lowest of incomes where they just want/need a roof.
