CF the "lying down" above--that alone WILL bring a country to its knees, as full automation is a pipe dream.And also on topic, buy in towns with a hefty black population or that mainland Chinese people haven't heard of, and you avoid the mainland Chinese bubble. 

Shouldn't y'all have a joint account together?

There are a lot of courses and gurus out there who make it seem like its very lucrative, but if you do not have the funds to scale the business you are better off working at the local fast food joint for $8-$15/hr as the time you will spend on a non performing note. 

Can anyone tell me the best way to structure a joint venture with a silent money partner?  

We've been talking about joint venturing on a property together (50/50 or 60/40, however we can make it work) and I'm trying to figure out a way to arrange this with their 1031, but I'm not sure if they are allowed to partner with individuals outside of their LLC or how that could work.

I'm in the Charlotte area and looking for possible joint ventures.

I’ve worked with my GC on several deals and he has approached me about wanting to work together. Essentially it would work something like this…1) My LLC purchases the property 2) He will only charge me COST on the lab...

Therefore, I would not try to get a license whether it’s a real estate agent or a contractor or an appraiser, etc. i’d be investing a few hundred thousand dollars in either a joint venture or syndication.

If you can do this with a joint-venture, hats off to you.
