I suggest to all of my customers to get their team (mortgage, appraiser, inspector, property management, etc) in place and then stick with them.

I'm not really sure what the real estate contract states here in NC, but in AZ the buyer has a specified amount of time known as the inspection period to which they are supposed to hire a home inspector to look over the property.

The pipes kept freezing and there was a mold issue (the bathroom was like this when I bought it - not sure how my inspector missed it and it turns out the floor was rotting as well.My handyman couldn't get another tub surround in there and so he installed these wall panels/planks that were waterproof.

I had inspections done by section 8 inspectors and L&I, none of them mentioned anything about this notice.

Its an embarrassment to the industry and they should be run out or fined for attempting to knowingly sell unsafe properties to unsuspecting consumers.Property inspectors are not always the best group either, but in this instance they discovered some real problems it sounds like...that's what they are paid to do...It's always best to do things right...it's your reputation on the line.

So, city employees are essentially driving the $ invested in homes going on the market, not the homeowner and/or the Realtors, both of whom are FAR closer to understanding what the market wants than most inspectors.
