It's a two fold deal here with there being a ton of demand and a large barrier to entry as mentioned. 

Once your wealth has scaled enough, fold your investments into a diversified set of cashflow focused investments like self-storage, hard money, certain types of apartment complexes, etc.

They aren't that expensive and it will pay for itself ten fold.

As always keep a healthy reserve as multiple vacancies can quickly drain your folding money.

I think being able to be more picky on deals knowing I only have smaller/more limited funds to reinvest keeps me focused on really analyzing all the numbers to make sure it’s not a good deal, but rather a great deal.My little theory could work two fold because if values drop say 10%, i will still have some equity to pull from in order to by cheaper/better deals.

Sure people will say being attractive helps but most seasoned investors that I'm meeting believe in succession planning and bringing newer emerging developers into the fold. 

I was hoping that the real estate downturn would have caused NRU to fold its tents and go home.

That's the reason they have sub contractors, with an exclusive for a laundromat to run "wash and fold services" in it, so the wash and fold guy will open and close the shop, sweep up etc.I'm mentioning all these things as it affects how much the business goes for, in addition to the multiple you pay.
