I never spend more than $250 on an emergency repair without having the owner on the phone. 95% of the time, repairs aren't an emergency.

Also many banks require that you have 6 months of emergency reserves (PITI or principle, interest, taxes, and insurance) for each property you own, outside of your down payment and closing costs.

Everyone is telling me it means tear down but my own research shows it's a warning of structural damage etc for first responders in case of an emergency.

It doesn't hurt to line up some bank financing but I would only use it for emergencies.
