It is normal to ask you to get your insurance broker to give a written cost on day one then the declarations page and ins and outs of the policy BEFORE loan documents are ordered. 

As to the HOA you should have been provided or allowed to purchase the HOA documents prior to submitting your offer or obtained them during the study period.

At that time, there were no rental caps, and the HOA documents I signed seemed to be generic agreements.

Due to my own travels, I have not achieved a written log of 7+ consecutive days, but am getting close to documenting 30 days within 90 day period.
