I’m guessing the OP’s best shot is a prescriptive easement here, depending on state statautes,  But......I just got home after a night out  with a few martinis and scotches mixed in....

You may not mix IRA and personal funds or otherwise transact between yourself and the plan.Several providers of such plans are active here on BP and there is a lot of good information here on the forums. 

I have not looked in Gloucester City as I have heard very mixed reactions about the areas.

Here are the questions I have on layout:1)  I can go two stories tall with a full basement - or - three stories on a slab - or - 2 stories on slab2)  What is ideal mix?

I get a great mix of cash flow and appreciation.

Reading about Dallas and how hot it is, you get mixed opinions between "there are still deals everywhere" and "you're late to the party, the time to be investing was 5 years ago." 

I think they have to do a yearly inspection too, which adds more $$ into the mix.
