I can't even count how many times I have seen posts on Biggerpockets from struggling investors trying to rent out Section 8 properties or D class properties out of state.Everyday there is a new post from a Newbie Investor who put their hard earned cash into a dud of an investment and cannot figure out why they can't find a solid tenant, why their tenants don't pay, or some other horror story related to investing out of state/D class real estate.

.- I don't care if the investment is less liquid vs. an ETF or REIT and I would aim to hold it for 5+ years at the bare minimum.Some other questions I had and would appreciate any advice:- Is an average minimum of 12-15% irr reasonable for syndicated deals ($10mm - $100mm) with an experienced sponsor?

I bought it sight unseen as I viewed it as a small development project, did my due diligence up front and didn’t really care about the state of the house.There were 5 offers on the property to which I ended up knowing a few of the other bidders.

I would recommend focusing on markets/sub markets that will provide a more consistent return so take your time and be careful in the areas you're investing in.Personally I prefer the middle/southern part of the country because the price points are much lower and the laws are landlord friendly.
