Last one of these I had I got together with the administrator of the estate and we stood out front while we had them arrested for trespassing.

I don't see how you are coming up with positive cash flow, maybe you are missing repairs , lawn care, and administrative cost.

@Ruben DominguezSo I missed the boat on the Buildium price increase and they must be a sponsor of Bigger Pockets because a prior thread, "Buildium ups prices over 50% for little-guys" was shut down by an administrator.  

BTW just to be clear I am SURE that your CPA means he will charge you $200 for whatever paperwork and administrative stuff he does, on top of the $500 sate filing fee (Which you will need to pay annually FYI).I have some of Al's stuff and it is quite good.
