The terms I have used for clients are that the project must be done in 180 days, rehab itself can cost no more than 35% of the After Renovated Value and there is an automatic 10% Emergency Reserve added off the base budget to protect you in case extra costs are uncovered during the rehab.

I'm also concerned about the higher risk of uncovering unforeseen issues with the extensive remodel.

I used this knowledge to ask some questions and uncovered all kinds of things they omitted from the application.

Electrical Panels -  The inspection uncovered that the electric panels were made by Federal Pacific Electric and have a design defect where the breaker does not timely trip and the thus increase the risk of electrical fire.

You just have to look everywhere and you will uncover a few!  

Jason, I would have to say that is one hell of a coincidence, but more likely, your investigations uncovering the details and the threat of getting the agent in trouble IS why you got an instant call back!

I would imagine that a home inspection and appraisal would  uncover the fallacy. 

However you may be able to change the way you open the call or like Ken said, the Q's you ask in order to uncover the lack of motivation.
