Based on my experience, (and not knowing if your city or jurisdiction allows it) if I were you, I would completely tear out the roof and build a new, sloped roof, maybe 6:12, and design the rafters or trusses so that there can be room for an HVAC unit and maybe some storage space in the attic.

On some buildings I believe it was simply using fire-treated trusses, blocking and sheathing to construct the roof and a rated ceiling on smaller buildings, I believe there were some code provisions that allowed us to meet the requirements simply using rated ceilings.

And they stand out to younger buyers especially when all the other houses they've been seeing look like grandma's house by comparison.They've stood up well in my rental units and they have long warranty.

To be more specific, what I'm referencing is the concept where a company/builder delivers to your job site, in 6-10' panels, the framing for the entire house, plus truss system, sheathing, and the like.
