They now can use all their Wi-Fi laptops, tablets and toys at n/c.  

Also be sure to require, in your written Rental Agreement, tenant is to provide regular access to the pool service, including gate key if necessary; tenant is responsible to ensure miscellaneous items such as pool toys, seat cushions and other items are removed from the pool and secured daily to prevent possible damage to filtration system.

@Danielle BeckerOk, the plan I would use is to write a sales contract to close with a long timeline (so you have time for your flip) and build into the contract that you can extend X times up to Y months without penalty or charge and it is agreed to up front from the seller.

Furniture, toys, a total mess.

Wouldn't it be nice to have coffee in the morning, shampoo and soap, sugar for coffee, idea's for things to do, etc...Imagine if you have a family, having a crip, toys, things to bring additional value. 

I have a different scenario - the hubs and I both can work remotely, and have toyed with second home for summer living, but I hate the idea of paying for something that sits empty the rest of the year. 

If I'm not busy, I'll toy with you and waste your time so you don't call me again.
