I have not placed a Section 8 tenant in PG but I have in neighboring counties. 

I send a lot of emails as those serve as written communications, can be added to file and the reader(s) can review the content within their own managed time slots.  

PG County has a lot of buyers and a lot of distressed properties that need rehabbing.  

We do a fair amount of volume in DMV, specifically DC, PG and Northern VA so feel free to shoot me a message and let me know if there is anyway I can help.In terms of contracts, there are plenty out there and they can be fairly simple. 

And once you get over 10, you're going to be out of slots for a conventional and will have to do commercial.Doing the 5 to 10 loans was a huge pain in the neck.

I live in DC and looking to pick up my first flip in PG County, MD to get a better grasp of the process since that area is close to me and has a lower market entry. 

So it looks like I can create a 50/50 LLC with my potential investor without him needing to sign a PG. 

Nothing fills up the time slots on the nightly local (and national) news more than the hurricane awareness segment.Pleaseeee...Give it a rest already.

That way you have straight cash flow from the 1 paid-off home and have freed-up one slot so-to-speak so you can purchase another property under your personal name and not go the commercial loan route. 

I have  2 condos at moment - one in Gaithersburg area in Montgomery county and another in Hyattsville in PG county .
