If you do it yourself make sure that you look up the Nebraska LLC Act in order to make sure that you have everything the articles of organization or certificate of formation require (different states have different names for an LLC filing). 

You need the zoning certificate to see how the city classifies the property. 

Can I get a Certificate of Occupancy for this as a rental in Ann Arbor?  

For some background, I am a full time CPA with my real estate certificate (no license yet) and our family has an LLC set up to treat this venture as a true business, adding 2-3 properties per year.

Then, you get a certificate of sale from the county.

@Jany LeeI used AmeriSurveyors in Austin and San Antonio...they're priced about 1/2 of what other surveyors charge and they're willing to work with me on the certification language and field notes.

I can't find any info about a elevation certificate so I can estimate that cost.

Hire someone who is insured and bonded and insist on obtaining copies of insurance and bond certificates before paying a dime.  

No matter the degree I choose I will most likely pursue a certificate program in this area too but given that my experience is based heavily on leadership skills already I’d feel like a masters in this area would be slightly redundant (not to down play its importance at all though).
