I'm not sure if this is BRRRR deal or flip but the numbers are fairly accurate. 

The biggest thing is communication, keep it touch with your tenant, make sure you emphasize that you want them happy with the property and that you need to know right away of any issues with the property.  

Looking to work with an investor-friendly title company that has Spanish-speaking employee(s) on staff to communicate with sellers who may need this.

My hope is that I'm not inundating people but those that want more content still feel like I am communicating.  

3% on a commerical new build seems fair, they aren't easy loans to get done.I wouldn't be paying anyone anything upfront however.
