You can use OPM (other people's money) but you should be bringing then something like experience or skills ....

It has become clear to me that in Denver you have to develop great strategies and skills for finding the duplex/quadplex that will cash flow outside of MLS listings because you won't find them there.

I attribute my success to 2 factors.  1- unrelenting determination.  2- the ability to admit and identify that I need to utilize people who are better at a particular skill set than me and check my big head at the door.  

That isn't to brag on my skill, it's just to say that with rentals in general you can inflate out of alot of early mistakes.

I have some money, not a lot, but I do have time, skills, and experience necessary to flip houses.

And so now to answer your question a little better, there is a section on BP that allows you to look for mentors and partners that might be willing to work with you and your level of skill.

lawn, snow, maintenance, show apartments, inspect apartments at move in and move out, call necessary subs if work is above his skill, handle tenant complaints ?

Education is vital in a competitive market.

Someone else might go broke trying the same model without the same skill set and localized knowledge.
