Hello! Partner on a flip?

After many years in construction and construction management, I'm transitioning into real estate. I have some money, not a lot, but I do have time, skills, and experience necessary to flip houses. I am curious if there is anybody out there who would be interested in being the money side of a flip while I take on the construction, management, and marketing, for a negotiable split of the profit. I would take no draw, no payment what so ever until the house sold. If you or somebody you know would be interested, please let me know. I'm also a licensed agent, if that matters. Thanks, and I hope to hear from you.
