Most of my other properties are small commercial.I've got a decent amount of equity in what I think is a sizeable portfolio for my age & stage, as well as access to some private money, but have been coming to the conclusion that a joint venture(s) would be a great way to accelerate acquisitions.

These costs tend to reduce your annual cash flow, so I would venture to say that your first years of ownership will most likely produce your best cashflows.

I would venture to bet that the HOA only meddles in peoples intimate affairs when the HOA decides they do not like the owner - that is when they pull out the rule book and start to play 'gotcha'.
