Property flipping is not illegal per se; however, when an immediate resale is attended by acts of fraud or misrepresentation, including but not limited to, appraisals with inflated property values and other misleading or fraudulent documentation, it can result in a predatory transaction.

If you're looking for appreciation, you may want to look past Detroit.When you buy properties in the SE MI area for less than $5,000 which rent for ~$400 a month, it's almost impossible to go wrong.

For example, if I click on a link that claims to be for "20 acres, wooded, with stream and spring, near Danville, VA" and get dumped onto the front page of the site of a broker who has offerings all over the SE, that is a borderline scam, and (worse) a colossal waste of my time.

Possibly an S Corp, where you pay yourself a small reasonable salary that gets taxed at ordinary income rates, plus SE tax.
