Many new agents fail to make enough commission to cover their operating expenses and their living expenses.

. - 100% financing is the most risky to the lender, as they would have to bet on you giving up the property if you fail.... to recover a failed project with no equity.

I am failing to see why their partnership portion is 50%.

Take a relatively small risk, map out some exit strategies, and whether it fails spectacularly or succeeds tremendously I think it will be the best decision you ever made.

that's not fee a tenant should NOT have to cover.. it's required,, Lock change no fee unless they failed to turn in the keys,,  did PM take any photo's of before condition,, and photo's of move out condition.. 

I'd do a roommate written agreement,, rent amount, and make a list of house rules.If a new roommate fails to pay rent you still are required to file eviction, you just can't change locks or tell them to Get out if they don't agree to leave.

In current condition it would definitely fail.
