So I hired a new bookkeeper with the Vice President knowing who handles the books because the Vice President states other treasures and bookkeepers have stolen money and I have been accused of stealing from the owner with 5 units,even though i send all the owners bank statements and explanations of charges the other 4 owners dont even come or respond to the meetings.

Landlord type homeowner's insurance does not cover any contents, so if all of your furniture was stolen or burned in a fire you'd be out of luck, unless you have an STR supplement.Also as @Scott V. mentioned, say you rented to someone and they had a huge party at your house and caused a bunch of damage and you didn't tell the insurance company ahead of time that you were using the house for STR - I would think they would either find a way to not pay the claim or else non-renew you.

I would include the fee for the garage in the cost of the apartment with instructions that the garage door is to be closed as soon as a car has entered or left. hopefully you have garage openers.. also state owner is not responsible for lost or stolen property.

It depends on:- what the comps say- estimate how much repair is needed since it's an "as-is" deal- estimate the income after verifying all revenue and expenses data- determine if given all the risks associated with this property, it still performs better than other investment opportunities I may have available (i.e. stock market, bond funds, gold, bitcoin, etc.)Cheers...
