From what I know a contract can stipulate a longer notice to vacant (terms), as long as it was agreed upon (in lease contract) by the tenant and landlord. 

I say that because NACA has a lot of stipulations attached to their loans, so the listing agent/seller has no incentive to deal with the long process of going with your NACA offer. 

Treat it just like any other lease, and clearly stipulate lease amount, security deposit, time period, who pays utilities, lawn care, etc.
