How can I qualify for an FHA loan if all units are rented?

Hi there šŸ‘‹šŸ¼

Newbie here!

I'm attempting to buy a 4 unit multi family in the Augusta GA area, and I'm looking to get an FHA loan for financing. My problem is that all the units in the 4-plex are rented. Does anyone have experience with the process of replacing a tenant in a multifamily?? Or advice on who to ask for direction? My realtor doesn't know the process.

@Mary Firmin - I would negotiate this before you buy it.

Have the seller send you leases and see if any are expiring or MTM.  Have the owner talk to the tenants and see if anyone's planning on leaving. 

Don't bet on using the courts to get them out in a timely manner.
