The PM company you choose to handle your properties needs to be stellar and also have contacts and agreements with various companies who will be able to help you get things fixed. 

I buy low income so I am biased but I think it sounds like a stellar deal.

If you truly want to build a stellar business credit profile, you want to follow the steps to build business credit  (you can find on; wiki how, YouTube, Fico forums, credit boards, or google) in chronological order.  

And while we can all understand you not wanting any felons, what about a relatively minor misdemeanor from nine years ago on an otherwise stellar candidate's record?
