Hello, my focus now is to invest. I have seen couple companies either act as a platform to help connect investors OR pull all the investors' money together and lend it out. In return gives the investors a certain percentage.

They are all out of state, which is fine, but I cannot find any track record of their performance.

Anybody have good recommendation on finding a good place to get money working well?

I like the idea of working with a good company that pull money together and lend it out. I think that is more secure than investing in one single project myself.

Look forward to recommendations from biggerpocket.

Hi Dave, there are about 150+ crowdfunding sites and out of those I would estimate about a 3rd specialize in debt investments. And another 3rd may not specialize in them but have debt investments available. This is the 2nd year I've ranked all of the sites after looking at a number of factors.

Peerstreet came out as number 1 because they did exactly what you're looking for: they give a complete record of their past performance and currently are the only site to do so. And that performance has been stellar to date.

Lendinghome is a newcomer that also specializes in debt and is ranked very highly. They have an extremely large amount of volume which is very nice, and not something that every site has.

There are also several other sites in the top 10 which don't specialize in debt investments, but offer them among other investments. I recommend before diving too deeply into one platform that you take an overview of all of them. Then pick the 2 or 3 that make the most sense for you.

If you have any questions, just let me know.
