I own a rowhouse in Baltimore that I'm renting out and my neighbor's roof has a hole in it - a racoon is going through that hole and into the attic space above my tenants' bedrooms and making noise, which the tenant is complaining about. 

We aren't necessarily concerned about a monthly profit on our first 10 or so as we are thinking these would be held for at least 10 years.So, a question we have about 2 houses - House # 1-smaller,good area new roof, new window, no basement, no garage, monthly income $140, $6000 left in debt to heloc..........House #2 - larger 4 bed, 2 bath, forclosure, estimated rehab 40k, estimated monthly income zero, zero debt to heloc........ higher value home.  

How will you handle a failed HVAC unit, roof replacement, etc?

I would say the biggest things to look at would be do you want replacement cost (amount needed to replace/fix at todays cost) or actual cash value (depreciated amount depending on age of roof, or item damaged).

If you plan on buying any property and holding long term, you will need to budget for new roof, new HVAC, new kitchens, etc.  

Julie Marquez I don't believe the build is any different, if you're in commercial, it's the same process, architects, permits, foundation to roof, turn-over.
