What features would the "ideal" bird dog app have?

If I am in Fla where I don't have mls access and I find a house I am interested in, I will open the zillow app, on my pad and drive the street looking at all the yellow (sold) houses, houses move along on the pad as you drive the street, its a fast and rather fun way to get you in the ball park.

My second tenant cannot sleep at night because this girl is either talking very loudly on the phone or she's blaring music and the walls between those two rooms are apparently thin.

We don’t do this because we think it would really reduce the applicants, but it would also reduce the number of people hastily filling out a free app because they are truly desperate.Hope this helps!
