Although I am building some in the tight 78702 market, I'm also doing buy and holds in south Austin--where I get pretty good returns-- as well as within 75 miles away for even better returns..A good strategy might be to expand to near proximity of the hottest zip codes--but not directly within those zips.

@Shiloh Lundahl   I don't know about the coolest item, but the hottest things I've found were 2 rabbits that were left by a tenant in the middle of August in Arizona in the backyard.
