Typically for government backed loans it's more challenging to get a "very low offer" approved as they are less flexible for their NET and they use more qualified people to complete valuations.

Pros: Usually less expensive than other lending, can have flexible terms, can be little to no money down.Cons: Make sure you have cash reserves if you are doing something with the house other than just rehab and flipping it.
