I am looking to purchase one that has an enormous amount of value add potential and wanted to bounce some ideas off of an experienced investor. 

It will benefit you enormously to see if you can locate and negotiate with motivated sellers to get properties below market value.

You have an enormous amount of resources available to you; review the pod casts, become active in groups in your local area and select the geographic area you wish to invest in and start on your journey. 

If you know how to obtain your own list you should assuming the cost isn't enormously different. 

No equity + complicated situations = potential to waste an enormous amount of energy.  

While I don't condone discrimination in general, these exceptions can be useful in a variety of situations such as when you have a no pets policy and a prospective tenant insists that his enormous dog is an emotional support animal.
