marketing for sub 2

I'm teaming up with a money man and he wants to target pre foreclosures he do them sub 2. How exactly do I market for those type sellers. What would a bandit sign say?

Pull a master list of low equity owners. 10-20%. Then pull a list of 60+ days mortgage Lates. 

Then find the common addresses and market to them. 

A simple typed letter that you buy houses,  even ones with little or no equity.  With a header of Not enough equity to use a Realtor?  I can help.
