I'm fairly new to investing and, whereas several CPAs have talked a decent game, I've struggled to find one that makes me confident they know this world. 

It doesn't take that long, and it is not that hard.For example, in Florida, it is a felony to engage in the unlicensed practice of real estate.

@Ed Ma, I want to second @Nathan Gesner's advice here -- perhaps only sell if you are relatively confident in your landing spot being an improvement for you. 

@Amanda Scheller Since you are able to house hack with as little as 3.5% to 5% down one suggestion would be to buy your first place in San Diego and hold on to the 4plex....If after your first purchase you feel good/confident about going to the next purchase, at that point you can consider selling the 4plex to purchase your second property in San Diego.  

Also, engage either an architect or civil engineer, or both. 

Feel free to revisit any sections where you feel less confident.

Ask questions and try to engage in as many conversations as possible to gather different opinions before making your own decisions.

With the AIrDNA data and your own data, that should give you some pretty good confidence in at least the revenue side of your spreadsheet forecast for the property.Mike
