Case in point, a turnkey investor I know has to make sure his PM companies don't overspend on turns, as they're eager to eat up all of his cashflow in turn costs.Syndication is almost as passive as it gets for the passive investor.

When working with lead I used proper equipment, HEPA filters with a properly fitted half-face mask, and used excellent hygiene (washing/showering, not eating, not smoking, careful handling and so on) and still became lead poisoned.

What I did was get s job as at a call center where all they did was outbound sales and you either have to get good or not eat.

You may find that your rents are already a little high because the landlord is eating the cost. 

---As far as me eating the cost if the city billed me, only about 1/2 of the stairs lay upon what could even remotely be considered 'my responsibility'. 

No reason for you to eat that $$ to correct a tenant issue.
