While I do not have a crystal ball, looking at the data, I think in order for the housing market to crash we will need to see a lot more inventory to come onto the market.

Imagine a friend came to you and said "I need to market"  You would probably have a thousand options and no idea where to point them before they clarified and got you what @Brandon Turner says a CCC (Crystal Clear Criteria). 

So STRs are still a fantastic investment, but just do a lot of research and look into your crystal ball.Also, some areas that might eventually limit STRs, to some extent, are generally saying that existing STRs will be grandfathered in.....so if you find an 'iffy' area, just get in now....

Of course this is "trying to time the market", which I am not a fan of...I don't have a crystal ball and those who claim to are often wrong. 

I am looking at the Smokies, Crystal Beach, TX, Gulf Shores, AL,  Blue Ridge and surrounding areas, etc.

Your best course of action is to complete your Crystal Clear Criteria.

The first is to narrow down on your Crystal Clear Criteria.
