@Derek Dombeck to add to Derek's good examples you can also do an equity participation loan.I have done literally hundreds of those over the years pretty cool way to do this stuff.

Rising interest rates will cool the housing market some, but that isn't necessarily a bad thing.

IE a little thingee that will light up on their dash that says a payment is due and if the payment is not made the car is disabled.. and of course GPS tracking so they can take the car back..When I first heard about the starter interrupt device for auto lenders I thought - that sounds like a whole lot easier than foreclosing on real estate! 

I think a brief cooling period in which you put up a sign to deter these people from coming back is a wise move.

I myself am a Medical Device rep who has recently relocated to the area.

Its a very cool feeling. 

I'm not sure about other parts of the country, but living in South Jersey, it's pretty cool when you find a place that doesn't have termite damage.
