We have contemplated the SFH realm too but are still exploring what would get us bang for the (limited) buck we have.

@Roberto Moita, The 1031 exchange is made for exactly what you're contemplating - a consolidation of several diverse properties into one larger asset. 

However, that is far too drastic to contemplate so I'd be inclined to put a porcelain coaster under the offending foot.
