I've had to replace carpet every time with pets versus 25-50% of the time without.Try Facebook (local yard sale type), Postlets, Zillow, Craigslist, local community boards (like nearby churches).

Anyone know any good Investor friendly real estate agents in the Northern Virginia area (Fairfax, Chantilly, South Riding, Centreville, Falls Church, etc.)?

I am buying from a church that is incorporated.

I am somewhat familiar with MRIS and I am capable of helping with searching and entering data and any other things.I am in the falls church area and can travel.  

I have known the agent casually for several years and we go to church together.

The neighborhood kids were a bit more raucous (I think there was a bottle rocket war going on from my porch at one time) and the neighborhood church ladies kept stopping by and trying to give me bags of household goods (we had a really nice church a few blocks away that did a lot of neighborhood outreach), but that's about it.
