Now one of my largest groups has over 8500 members and I had to appoint other Admins to keep up with all the traffic.  

In this limbo, have no dutys or obligations besides going to medical appointments and dropping by and saying, "hello, I'm still alive" once or twice a day, monday through friday.

Since then, I've gained a comfort level calling expireds on a daily basis in order to set listing appointments (Listings --> Leads --> Leverage) and each year I am slowly improving and gaining more business as a Realtor. 

It's great to see Canadian investors who successfully invest in the US and who freely share their knowledge and experience with other new investors who wish to enter the US market.Once I return from Las Vegas I have set up appointments with a Canadian-US specialized tax accountant and I have also been trying to find a Canadian law firm that is familiar with proper entity formation for Canadian real estate investors in the States.

I'm also thankful to my business partner, who is the ultimate business developer and has showed me how to be a better marketer (I'm still learning.)What We've Learned from Our First DealWe had some communication hiccups with escrow, where an appointment to sign docs with the seller was cancelled last minute creating some inconvenience and frustration.  

Another tip to keep in mind is that some applicants (Sec8 and non Sec8) are flaky and will not show up for appointments to view the property, or will show up late.

Due to CA's prop 13, the property taxes often do not increase as quickly in California as fair market value, and triggering a reassessment can mean tens of thousands of dollars additionally a year.Are there powers of appointment in the trust?
