But, it doesn't cashflow well because rents are low (just raised, but the properties are odd and don't garner top dollar) and the utilities are high (expensive to re-meter; owner is responsible for expenses).

Slow trickle of income right now from YT channel and odd jobs, set to ramp up gradually as I get into my electrician apprenticeship which I am starting in September with a local union, pay to start at min. wage for 4 months and up to around $19/hr for the first year, set to increase 10% of journeyman's wage (close to $50/hr) each year.

Hey MarkSince April this year when the Fannie Mae lender letter came out restricting correspondent investor portfolios to 7% of their total portfolio, lenders have increased rates to stem the flow of investor loans, but DSCR lenders have held fast on pricing (or even improved it) creating an odd scenario where a loan with significantly less documentation is priced as good or better than one backed by a GSE.You can do the DSCR loans either in your LLC or not.FoAC is really backed up right now, but there are others that are not with similar or better pricing.Get yourself a good mortgage broker that does these loans and they can point you in the right direction.Stephanie

I do like the peace of mind that comes with the knowledge that the work has gone through the official permitting process, as this significantly improves the odds that is was done correctly and will not be a problem later.I am wondering if it is a good idea or a bad idea to purchase a property with significant recent unpermitted work if I can get it for enough of a discount to have all the work inspected, fixed if necessary, and perhaps retroactively permitted.
