The land is on two tax lots so my plan is to sell the extra lot immediately after closing for a projected $275K.The property on the other lot will be a fix and flip with projected costs of $240K and an ARV of $750K.I plan to use a PML of 2 points and 12% APY for 70% of the total cost.

My recommendation would be to start finding deals and working local REI meetups to see who you can run into.

If you play around with my DSCR pricing engine link in my profile's bio you'll see that the difference in rate for 680 vs. 780 is about 100 bps.Most lenders have brackets for about every 20 points or so.  680-699, 700-719, etc.

I ride bikes in my neighborhood and bought two houses in a similar way from tired landlords.

I have done a few investments but only one in an opportunity zone, most of my investing is in the Pearland/Manvel area.  

I am in escrow for a subject-to deal that I will be using as my primary home.
