Im doing what @Brandon Turner and @David Greene tell us to do "get out there and make the deal happen"...There is a lot more story that goes with this house so I padded the rehab costs a lot...Im going to see it tomorrow night in person.

The Green line expansion hadn't been confirmed but the writing was on the wall that it was going to happen. 

I just read David Greene's Long Distance Investing book and it has me eager to expand.

If you're going after someone more green or someone that needs a big pitch for their own 'partners' and banks, then yeah, the more fluff the better.

Here is my process I have thought out for now, please feel free to critique/provide improvements based on experience:Learn through BiggerPockets, David Greene, Gary Keller -- I personally want to avoid getting too deep into this phase, get the basics and run with itCreate a system on analyzing a property - I have my own parameters that work for me and have put them on an excel sheet - I have what I call 'quantitative' and 'qualitative' tabs that give me a 300 degree viewGet pre-approved as I am learningNext comes the Research phase (learning and researching are going together) - this is taking time.  

Over the next couple of years I want to start building my portfolio and eventually get my realtors license similarly to what David Greene has been doing.

@Stephanie Barton if you agree to take care of the pool then you are going to get calls on Saturday about the filter not working, the water being cold, the water being green or the pool having leaves In It.
