Leg work could include bookkeeping, scouting properties, doing market analysis, maintenance arrangements, managing contractors at the rehabs, deliveries etc All of these are things that can be taught and take a lot of time.

As for the broker being compensated for clients who were introduced to the property during the listing, then doing direct deals with the owner, there is no specific requirement for the delivery of any list, the clients are just looked at on a case by case basis.

I looked into the furniture rental places and they had low end cheap looking furniture...but if there was a furniture rental place that had higher end products that might be an option...the thrift stores here also have good quality wood tables and chairs it is just a matter of having the time to go look and then coordinating delivery and such
