I plan to brain wash myself with positive and motivational audiobooks to help me through it :) Any other suggestions?

Interesting what is happening in Wash about the CFPB right now. 

Our portfolio also was based on BRRR and we were self managing and thoroughly enjoyed once we finished the property only to have our new tenants put baby potatoes down the drain or block the toilet or break the washing machine only to spend a Saturday or Sunday trying to get someone to fix it.

After that, he just trusted me.Its weird how little things you do show off your character and persona in a big way. got it like I said I don't care what vocation you choose your smart driven and you will succeed.. some people just are not.. also there is NO equitable interest that is all hog wash ..

Then you can wash all the dirty filters at the same time, probably 15 minutes with the garden hose.  

Unless the short is pre approved its way to time intensive to pursue these, as a broker that has worked many SS deals, i look for other outlets, and only look at shorts if ive got no other leads, and everything else is done, ,y books are buttoned up, my garage is clean,  and the windows in my house are washed, and still no prospects, then i may start looking at them,

When this happens, is it just a wash and I should walk away?

WOW - he was pitching deals right and left and expounding on how great every deal was. He

I own a bunch of 4 units and im lucky to get $150 a month at $1.50 a wash and $1.50 a dry.  

The problem was he found a couple liens against it and an outstanding workers comp claim attached to it.
