It never cease to amaze me how screwed up this industry is sometimes so I would like to reach out to all BP members and reinforce that one's reputation is like fine china, once its broken, no matter how well you put it back together it will never be the same.

A few years ago, I had a discussion with someone how told me that they really hated real estate people because they all lie and mislead you. I respond that its is not that they lie but rather that to be successful in this business they needed to have endless optimism. That the "lie" was not an intentional flaw but and result of just eating to much pudding. I ran into this person again the other day and he had gotten into the real estate business. WOW - he was pitching deals right and left and expounding on how great every deal was. He was "full of it" and I reminded him of our previous discussion to which his response was "when in Rome".

And there in lies the problem. I would encourage each BP member to always follow the Golden Rule, The industry has enough problems just trying to do the right thing without people posing as more than they are. This is a great industry in large part because there is little governmental over site. Fraud and provado will only invite regulation that will kill the opportunities in the industry.  I challenge each member to be up front in their capacity and and goals. Nothing wrong with playing things close to the vest but the best bluff is one you can back up.
