Connecting with local and out-of-state investors, as well as lenders and agents, is a smart move, as building a solid network is always a great strategy.

But there is little evidence of small, conscientious operators. 

And no, you can’t charge extra rent or deposit for the ESA, but you can hold the tenant responsible for any damages caused by the animal.If this situation doesn’t sit right, it might be a good idea to explore your options with a lawyer, just to make sure you’re on solid ground.

With solid records and compliance, there’s little reason to be overly concerned about the size of the return.
