Make sure you have a good debt to income ration because you don't want to do your defiance and find another place and find out you can't afford the next( but this is where creativity comes into play).

I've cordially sent an email to the seller and title company requesting pro-rated rent/security deposits and the seller is basically saying too bad so sad it should have been handled during closing (we closed early May).I've purchased investment property before so maybe I fell short in assuming all required pro-rations/transfers were in the closing documents which is a learning on my part.

The mistake most people looking to do this make is the buy an uneven multis (more units in one and less in another) and they live in the nice unit and rent the bad unit which makes cashflow minimal and they rationalize it by saying some money is coming in, but that's a bad investment that way.

(What does he/she say is the rational behind this--because some clause in a contract is interpreted a certain way is no excuse for lack of a heads up on a rather large charge.As business person to business person, at least calling before scheduling to new work to give you a heads up would have been the thing to do.
