If you want to deal with miles of government Red Tape you can work with them on getting FHA 203(k) loans which are basically the only pure residential construction loan product out there, and is only for owner occupants.

Thanks @J Martin for the advise.To answer your question, we are looking at condos/twnhomes purely from an investment standpoint.

We buy class A properties, although smaller margins also gives us less vacancy, no management fees and lower expenses.We also buy pure investments in South Carolina.

This decision should be based purely on the numbers, but don't assume that just because you can get more in rents that you should.

My reply will be from a pure numbers standpoint...The 75K is 33% down on a $225K purchase price. 

This was purely to get as familiar as I can to be comfortable as an investor.

As has been stated, you cannot flat out deny, but you can establish a process and a policy that will serve to separate the pure liars from the responsible ESA handlers.
