When you have a listing saturating the area with "Just Listed" postcards seems to be good as well as the "Just Sold" when you sell it.Some of it will depend on where you want your business to go (Retail listings, buyer agent, working with investors).

You will still have to wade through the responses to find the truely "motivated" sellers and get them to agree to the best deals, but you don't have to necessarily write 10000 yellow letters/post cards and knock on doors.

(I will say that it was a real letter on nice paper, aimed at investors, not a yellow postcard) he was actually looking for a different type of property than mine but I ended up using his partner as my selling agent when I did finally sell.
